A new urban quality along Karinthy Frigyes Road

The Karinthy17 project is LIVING’s urban rehabilitation development in District XI. The development creates a safe, green urban environment that is also beneficial to local residents.

All of this is planned for an inner-city vacant infill site, an area that has long lacked any meaningful green space, is currently used as a gravel parking lot, and previously accommodated deteriorated industrial facilities.

The development is being implemented

  • at a scale 15 percent lower than permitted under the applicable regulations,
  • with significant public green spaces, an open promenade,
  • and with community commitments stipulated in a contract.
The goal is not merely to construct a new residential building, but to transform a currently disordered area into a more liveable, greener urban space, one that currently operates as a gravel parking lot and is unworthy of its surroundings.

The site today

Despite its prime location, in its current function, the site adds no value to the active urban fabric around Móricz Zsigmond Square and Karinthy Frigyes Road. As a surface parking lot, it is inadequate from both an urban design and environmental perspective: it generates noise, pollution, dust, significant through-traffic, and unnecessary environmental burden for the neighborhood.

The site after development

The Karinthy17 project is designed to create long-term value: a high-quality residential development with 311 new homes as part of a comprehensive urban regeneration project. This includes 5,100 sq m of new green space, a 1,500 sq m promenade open to the public during daytime hours, developer commitments toward the district municipality amounting to HUF 250 million as recorded in a contractual agreement, and additional commitments toward immediate neighbours.
